Roofing in Stone Oak
North-side master-planned streets, mostly 1990s onward, City of San Antonio permits.
Stone Oak is production housing with a plan: two-story masses, dimensional shingles, more valleys than a 1960s ranch, and HOAs that care about the color of the field. Decking is usually OSB. Attic venting was a system on the original drawing, then someone added turtles later. We see that fight from the attic.
Hail tracks the north side of the metro. That still does not make every stain a tear-off. Pipe boots on these roofs sit in the sun. We look at the boot and the vent before anyone talks a full reroof.
Permits
Stone Oak is in San Antonio. Re-roof filings go to the city, same desk as the rest of COSA. HOA architectural review is separate and slower. A bid should say who pulls the city permit; the HOA letter is your document, and we will work to whatever color and product they already approved.
No photo from these streets is on this site. We are not going to reuse a house from another job as if it were Stone Oak.
