Roofing in San Antonio

The city is the center of the work. Housing stock and permits change by side of town.

San Antonio is not one roof. South and near-downtown streets still carry postwar ranch houses: lower pitch, plank or early plywood deck, oak debris, and layers from the last two hail cycles. North and west of Loop 1604 you get production two-stories from the 1990s on, steeper, more valleys, OSB, HOA rules on color.

We work that whole mix: shingles, sheet metal, gutters, repairs, fence, attic venting, roof sweeps, and gutter cleanouts. A stain on the north side of town is still a location. It is not a reason to tear the house apart until we see the boot, the vent, or the field.

Permits

Inside the city, residential re-roof usually goes through Development Services. A re-roof with no change in pitch is typically a simpler filing than a change of pitch, which needs plan review. Historic districts add a second desk. We pull what the job needs. The permit is a line on the bid, not a surprise at the curb.
