Roofing in New Braunfels
Comal County: older streets near the rivers, fast new growth inland, a city that wants a roofing permit.
New Braunfels is two housing stocks sharing one name. Near the rivers and the older core you get lower pitches, older decking, and roofs that have been patched through several owners. Inland and on the new master-planned streets you get OSB, dimensional shingles, and HOAs. Humidity at the water is not the same problem as a west-facing field on a new two-story.

Permits
The City of New Braunfels treats re-roofing as work that needs a permit. They say so in plain language: if you are replacing the roof, file. Commercial and residential both have a roofing type in their online list. We pull the city permit for jobs inside the city. Outside the city limits, Comal County is a different conversation.
