Flashing leaks
Walls, chimneys, crickets, step flashing. We bend the metal. Caulk is not the flashing.
Flashing is the metal that turns water where a roof hits a wall, a chimney, a curb, or another plane. Step flashing climbs a wall, one shingle at a time. A cricket sits behind a chimney so water does not pond. Counterflashing is cut into masonry so the step has something to tuck under.
We are SA Metro Roofing & Sheetmetal, LLC. The sheet-metal part is not decoration on the name. We fabricate this stuff. A tube of caulk on a rusty L is not a flashing job. Caulk can help a collar. It is not the seal.
What we see
- Kickout missing at the bottom of a wall, water dumps behind the siding.
- Step flashing that was reused, tarred, or never lapped with the shingles.
- Chimneys with no cricket. Water sits. The deck behind the stack rots.
- A bid that says “existing flashing.” That often means they will leave what is already leaking.
Leak barrier at the wall. Flange in the shingle course. Patch rotten deck first. Same ideas as a pipe boot, just a longer piece of metal.
If a repair holds, that is the job. A tear-off is for when the system is finished.
