Pipe boot leaks
The rubber around a plumbing vent is a common path. We find it before anyone sells a reroof.
A plumbing vent pipe has to come through the roof. The boot is the flange that seals around that pipe. In this heat the rubber collar is usually what goes first. It splits, the metal rusts, and water follows the pipe into a bathroom or a laundry. The stain on the ceiling is still a location. It is not a reason to tear the house apart.
How we change a leaking boot
We are a GAF Certified contractor, so the boot is set the way a GAF steep-slope roof wants it: leak barrier at the pipe, the boot in the shingle course, upslope shingles over the flange. A smear of caulk is not the flashing.
- Pull the shingles around the pipe.
- Look at the deck. If it is rotten, we patch it first.
- Set a new boot. Lace the shingles back over the high side of the flange.
- Seal the collar. Caulk can help there. It is not the whole seal.
If a repair holds, that is the job. A tear-off is for when the system is finished.
